Scripps Mesa Business Park
AIG and the Curtis Coleman Company needed to sell a 212,000 SF, three-phase industrial park they had owned for more than 30 years, complicated by older, less functional multi-tenant space. Rather than sell as-is, we advised preparing the asset, replacing roofs on two buildings and coordinating upgrades, then marketed it broadly to a wide pool of investors. The campaign drew multiple offers and a sale price above projection. The buyer even retained to help lease the spaces.

Mount-It
Mount-It set out to expand beyond California with a Class A industrial asset at a disciplined price, no small task in Dallas submarkets where asking prices ran $200 to $250 per square foot. We ran a six-state canvass, benchmarked asking prices against closed trades, and advised patience as interest rates softened. Through a targeted pursuit and disciplined negotiation, we acquired an 83,376 SF facility at roughly $146 per square foot, a major below-market basis. The Dallas hub anchors Mount-It’s national distribution and secures Class A quality at a price that supports long-term growth.

Serene Optima Healthcare
Serene Optima needed to consolidate into a single, higher-quality Kearny Mesa building while satisfying the SBA’s 51% owner-occupancy rule, yet the initial plan covered only 49%. We re-measured and reallocated the premises to document compliance, coordinated closely with the SBA lender and appraiser, and negotiated a strategic second-floor tenant termination.
